Differences: Our Spec 4 garden office is built from 25mm x 125 Tanalised outer wall cladding it has lined and insulated walls, floor and roof. Painted inner walls & Ceiling. Tanalised timber inner floor used to protect against wet shoe damage. Double glazed windows all with openers, superior anti theft door locking system. Electrics are also included 3 x double wall sockets and 1 x ceiling light and board. Roof guttering and down pipe with water butt, Free delivery & Installation within 8o miles. Framing:

3 inch x 2inch Tanalised Rounded framework (4"x 2" maybe used on larger buildings if needed)

Garden office walls layers:

1) Outer layer - 25mm 125 Tanalised cladding treated with 2 coats of wood preserve in the colours of your choice.

2) A breathable waterproof membrane

3) 38mm x 64mm Framing

4) Insulation - 50mm insulation to wall cavity

5) Vapour control layer (polythene membrane)

6) Inner Lining - Moisture resistant MDF (painted in 2 coats of matt vinyl emulsion in a choice of colours) or 16mm x 125 un-painted matchboard.

7) Removable skirting for easy wiring

Stud walls can be added for a small fee.

Electrics:

3 x Double wall sockets ( un-connected)

1 x Ceiling light (Un-connected)

1 x light switch (Un-connected)

Extra electrics including certificates and connection can be obtained at extra cost.

1) Felt shingles - in a choice of colours

2) Outer layer - 12mm Exterior grade ply

3) Insulation - 50mm insulation to roof cavity

4) Inner Lining - 16mm 125 Matching or 12mm Hardwood ply (painted in 2 coats of matt vinyl in a choice of  colours)

Garden office 3 x floor layers:

1) Outer layer - 12mm Exterior grade hardwood ply

2) Insulation - 50mm insulation to floor cavity

3) Inner floor - Tanalised 19mm Matching for protection against wet shoes

4) 3" x 2" Tanalised floor joists (Rot free)

Please note: We can also manufacture garden offices to fit into awkward spaces if the size you require isn't listed then please contact us. The french corner can only be built to a maxium size of 12ft x 12ft. Prices include free delivery and installation within 80 miles one way of SS5 4SR, Quotes available for longer distances, please check multi map for distance. Price does not include basework so please make sure you have a firm level base as uneven bases can cause problems with any buildings.
