Differences: Our Spec 5 Garden offices can be built to building regs approval of your local authority, to meet the requirments for timber frame extensions or habitation. The prices below have been worked out on a roof that uses felt /felt shingles, if you require heavier tiles ammendments to the roof structure will be made at extra cost.

framing:

4 inch x 2 inch frame work

Timber frame wall layers:

1) Outer layer - 25mm 125 tanalised shiplap, matching or overlap board finished in 2 coats of wood preserve in a choice of colours.

2) Pressure treated battens which create a further cavity aiding insulation & keeping the walls free from damp.

3) Breather waterproof Membrane

4) 9mm OSB 3 (Structural grade)

5) 4" x 2" framework

6) 50mm insulation in the wall cavity

7)Vapour control layer (Polythene membrane)

8) Inner lining-9mm moisture resistant MDF (Painted in 2 coats of matt vinyl emulsion) or 16mm x 125 matching. We can also offer a plasterboard and plaster finish at extra cost.

9) Removable skirting

(Stud walls available for a small fee)

Electrics:

3 x Double sockets (Un connected)

1 x ceiling lights with energy efficient bulbs (Un connected)

Light switch

Fuse board

We can cater for all of your electrical requirements at extra cost, free quotes available by a fully qualified electrian.

2) 18mm hardwwod exterior ply

3) Roof trusses

4) 50mm insulation

5) Inner lining-9mm moisture resistant MDF (Painted in 2 coats of matt vinyl emulsion) or 16mm x 125 matching. We can also offer a plasterboard and plaster finish at extra cost.

(If you require other roofing materials we can provide you with a free quote admendments to the roof structure maybe required at extra cost.)

Floor layers:

1) 3" x 2" tanalised floor joists

2) Outer layer - 12mm exterior grade ply

3) Insulation - 50mm Polystyrene

4) Inner floor - 19mm Tanalised timber for protection againgst wet shoes or 18mm Hardwood ply suitable for covering with carpet/tiles etc (floor covering are not provided)

We can also price for UPVC windows and doors, groundworks with damp-proofing.

Please note: We can also manufacture garden offices to fit into awkward spaces if the size you require isn't listed then please contact us. The french corner can only be built to a maxium size of 12ft x 12ft. Prices includes free delivery and installation within 80 miles one way of SS5 4SR , please check multi map for distances. Price does not include basework so please make sure you have a firm level base as uneven bases can cause problems with any buildings.
